About the Hub

A national resource for
probate property

The UK Probate Property Hub exists to help families and executors navigate one of the most overlooked parts of dealing with a bereavement — what happens to the property.

Our purpose

Why the Hub exists

When someone passes away, their property is often one of the most significant and complex parts of the estate. Yet families and executors are frequently left without clear guidance at a time when they are already under considerable strain.

The UK Probate Property Hub was created to fill that gap. We provide plain-English guidance on every stage of the probate property process — from the grant of probate through to final sale or transfer — and connect families and executors with professionals who have specific experience in probate property matters.

We are not a law firm and do not provide legal advice. We are a dedicated national resource focused entirely on the practical realities of probate property situations in England and Wales. Our role is to inform, guide, and connect — so that no family has to face this process without support.

What we provide

Three core resources

Every service the Hub provides is built around three interconnected resources, designed to support families and executors at every stage of the probate property process.

I

The Guide

Clear, plain-English explanations of probate property situations — from grant of probate through to final sale or transfer. Written for families and executors, not lawyers.

How we work

Our principles

Everything we do is guided by the recognition that probate property is not a commercial transaction — it is a deeply personal process that deserves care, clarity, and respect.

Clarity over Complexity

Probate property involves solicitors, agents, valuers, and courts. We cut through the complexity and explain each stage in plain English — so families know exactly what to expect.

Sensitivity at Every Stage

Every enquiry to the Hub represents a family going through bereavement. Every part of our service is designed with that reality at the centre.

Trusted Professionals Only

The professionals in our network are selected for their specific experience with probate property matters — not simply because they operate in the sector.

Guidance, Not Legal Advice

The Hub is a guidance and referral resource. We do not provide legal advice and are not a law firm. All legal matters are referred to appropriately qualified professionals.

Who we support
