The Helpline
Speak to someone who
understands probate
The Hub's dedicated helpline is here for families, executors, and anyone dealing with a probate property in England and Wales. Describe your situation at your own pace — we will guide you through the next steps.
How it works
What happens when you call
The helpline is designed around the way people actually experience probate property situations — not around a rigid script. You set the pace.
You call, we listen
There is no script and no pressure. Tell us about your situation in your own words and at your own pace. We are here to listen before we suggest anything.
We clarify the situation
We ask a small number of focused questions to understand exactly where you are in the process, what type of property is involved, and what your most pressing concerns are.
We provide tailored guidance
Based on your situation, we explain the relevant stages of the probate property process, flag anything that requires urgent attention, and outline the options available to you.
We connect you with the right professional
Where appropriate, we introduce you to a professional from the Hub's network — a solicitor, estate agent, valuer, clearance company, auction house, or mediator — matched to your specific situation and location.

Common questions
Questions about the helpline
If your question is not answered here, call us or send an enquiry and we will get back to you.
Is the helpline free to call?
Yes. The helpline number — 0800 000 0000 — is free to call from landlines and most mobile networks in the UK. There is no charge for calling or for the guidance provided during the call.
Is my call confidential?
Yes. All calls to the helpline are treated in complete confidence. The details of your situation are not shared with any third party without your explicit consent. Where we introduce you to a professional, we will tell you exactly what information we intend to pass on before doing so.
Do I have to use any service or professional the Hub recommends?
No. There is no obligation whatsoever. The Hub provides guidance and, where appropriate, introductions to professionals. You are under no obligation to use any professional introduced through the Hub, and there is no charge for the introduction itself.
Can the helpline give me legal advice?
No. The UK Probate Property Hub is not a law firm and the helpline does not provide legal advice. We provide guidance, plain-English explanations of the probate property process, and referrals to appropriately qualified professionals — including solicitors where legal advice is required.
What if I cannot call during helpline hours?
If you are unable to call during our Monday to Friday, 9am to 5pm operating hours, you can send an enquiry using the contact form on the Hub's contact page. We aim to respond to all written enquiries within one working day.
